Deadlines by county
Petitions must be received by the County Board, not just postmarked. If a deadline falls on a weekend or legal holiday it moves to the next business day. If assessment notices were mailed late, you have 45 days from the mailing, if that is later.

We handle the hearing
We negotiate with the assessor and present your case. You generally do not need to attend. We may ask for photos of your home, and the assessor may ask to inspect. We will assist you through each step of the process.
Questions
Is it really free to file?
Yes. Maslin Law pays the County Board filing fee when your petition goes in, and you are not asked for a retainer, a deposit, or a card. You pay only if the appeal reduces your assessment, and then only out of the savings: 35% of the first year's reduction, with the filing fee added to that one invoice. If the Board does not lower your assessment, there is no fee and no cost to you.
Can my assessment go up?
The County Board has the power to raise an assessment if the evidence shows a home is under-assessed. We file only when the records support a reduction, and we will tell you in writing if they do not.
Who pays the filing fee?
Maslin Law does. We pay the County Board filing fee and any filing charge up front, along with any other cost we approve, so there is nothing for you to pay. Those costs are recouped only if the appeal reduces your assessment, when they are added to the fee invoice. If the appeal does not succeed, you owe no fee and no costs.
I already paid my taxes. Does that matter?
Keep paying your bills as usual. Taxes must be current through the first quarter of the year for the Board to hear the appeal. If the appeal succeeds, the reduction is applied to your remaining 2027 bills, with a refund of anything already overpaid.
What will you need from me?
Your signature on the agreement, confirmation of the purchase price and that there have been no major renovations, and, if we ask, a few photos of the inside and outside of your home. Keep your taxes current and tell us if you list or sell the property.
What about properties outside New Jersey?
This service is currently offered only for New Jersey properties. We are considering future offerings for other states.
My neighbor didn't get a letter. Can they appeal?
Possibly. A neighbor who has owned for years can still contact us, but their appeal would need other evidence of value.
Who handles my appeal?
Jersey Tax Appeals is a service of Maslin Law LLC, a New Jersey law firm. Your appeal is supervised by Warren Samlin, Esq., admitted in New Jersey and New York.
